Our approach
We focus on short-term rentals in Athens. We assess each space individually: its area, layout, equipment, access and everyday operational requirements.
An apartment with frequent guest changes has different needs from a property hosting longer stays. A management proposal should reflect those differences.
Three things we consider essential
Clear communication
We agree what we will handle and what we need from you. When an issue arises, we explain the situation and propose the next step.
Care at every step
An accurate description, a clean space and understandable instructions need to work together. We organise operations so the guest experience matches the listing.
Clear costs and updates
Our fee is 14% of net rental income, after platform fees and the cleaning charge are deducted. Booking proceeds go directly to you, and management fees are paid at the close of each calendar month.
You know which tasks are charged separately and approve the cost before we proceed. Detailed updates and monthly reports show what was done and what you paid. For consumables, agreed items and a cost limit allow replenishment without fresh approval within that limit.
What we handle
Depending on our agreement, we organise:
- Listings, bookings, availability and pricing strategy.
- Guest communication, arrival and departure, with 24/7 support.
- Coordination of cleaning, linen, consumables, maintenance and repairs.
Tools help us track information and tasks. Human judgement remains essential when a stay or property needs particular attention.
How we get to know your property
We start with a conversation about its current condition and your goals. We collect the basic information and assess whether a site visit or additional material is needed.
We then record the priorities. These might include improving the property's presentation, organising service teams or moving from personal to professional management.
You receive a specific proposal so you know what comes next before committing.
You stay in control
We agree with you on operating rules, dates for personal use and expenses that require approval.
There is no minimum term or termination fee.
When we suggest a change, we explain the reason and expected benefit. This connects everyday management with your priorities.
