Start with the owner's goal
Define whether the priority is the amount left after each stay's expenses, availability for personal use or fewer guest changeovers. That remaining amount is the stay's net contribution towards fixed costs and profit.
Different goals can lead to different prices and minimum stays, even for the same property.
Also identify which expenses increase when one reservation is added. A lower price may make sense for a longer stay, while a single night may not justify preparation costs and the partners' available time.
Who has the final say on price?
Create one clear decision chain for each platform: where the price is set, which tool sends it and where the final amount is checked. Using different mechanisms simultaneously without a known order of precedence can make a change difficult to explain.
With Airbnb Smart Pricing, you can set a price range and override particular dates. The same documentation warns that discounts may reduce the final price below the tool's minimum.
Hypothetical calendar example
Assume a financial floor of €80 for an ordinary night and a €110 target for a particular weekend. These prices are purely educational assumptions, rather than a demand estimate or suggested prices for an area.
If a hypothetical 15% discount is applied to €80, the price becomes €68 before other charges. The check must therefore examine the final offer for specific dates and duration, rather than only the minimum-price field.
For a two-night gap, compare expected revenue after commission with the additional cost of cleaning, linen and support. If the margin is insufficient, you can retain a different stay restriction or leave the gap available without underpricing.
When human intervention is needed
Before opening a long future period, check personal use, scheduled work and days when service is limited. Record who can change thresholds and who is informed when an exception occurs.
For a special event, first confirm dates, distance and the property's likely audience. An event is a reason to review, rather than proof that every nearby property will sell at a higher price.
Airbnb custom prices can override other settings for selected nights. After changing a price, check that your system does not replace it again during the next synchronisation.
Measure the quality of the decision
Record the change date, old and new prices, reason and expected result. Compare periods with similar gaps between booking and arrival and note changes in availability, reviews or operating capacity.
Track revenue per available night alongside net contribution and the number of departures. More sold nights alone do not make a change successful if they require disproportionate service costs.
The dynamic pricing service is a starting point for discussing goals and review procedures. Before requesting an estimate for your property, gather actual costs and available history so decisions rely on known assumptions rather than only a tool's suggested price.
