Start with the same scope of work
Before requesting a price, describe the property, availability periods, capacity and arrival method. Also state which tasks you intend to keep yourself, so the quotes concern genuinely comparable services.
Request a written description covering the listing, guest communication, calendar management, pricing, cleaning coordination and reports. “Full management” needs specific content to become a useful selection criterion.
Percentage, fixed fee or a combination
For a percentage quote, the first question is what “income” means. The contract may mean rent before commissions, the amount after the platform or another clearly defined base.
For a fixed-fee quote, check whether there is a limit on reservations, visits or support hours. For a combined model, include the fixed fee, percentage and any minimum monthly fee, even when reservations are few.
Hostions uses a consistent model: 14% of net rental income, after deducting platform commissions and the cleaning charge. The fees page explains the calculation base and separate additional expenses. We do not present hypothetical percentages from other quotes as verified market prices.
Hypothetical comparison with the Hostions model
Assume a month with €2,000 in rent and €200 in cleaning charges, giving a total reservation amount of €2,200. The hypothetical platform commission is €300.
- Hypothetical alternative quote: 20% of the original €2,000 rent, giving a €400 fee.
- Hostions model: 2,200 − 300 − 200 = €1,700 net base. The fee is 1,700 × 14% = €238.
The reservation amounts and alternative quote are invented to illustrate the difference in calculation bases. The 14% is the Hostions model, rather than a property performance estimate. Next compare the same scope of work and the same separate expenses.
Charges that need a separate line
Platform commission is separate from the manager's fee, as shown in the official Airbnb fee breakdown. Also request separate details for cleaning, laundering linen, consumables, technical work and initial preparation.
For cleaning and linen, clarify who orders the work and who receives the invoice. Check whether a different bed count, additional deep cleaning or an urgent schedule change creates an additional cost.
At Hostions, the guest covers cleaning through the reservation. The amount is paid to you, and the corresponding cost is charged to your card 3 days before the scheduled work.
Other agreed services are charged to your card 3 days before their scheduled work.
Linen scope and cost are agreed for each property. Consumable items and a cost limit are agreed in advance, with no repeated approval required within that limit.
Assess the partnership terms too
Request a specific repair approval limit and a process for situations requiring immediate intervention. Also agree when the financial report is delivered and how every expense deducted from the settlement is documented.
Review contract duration, notice periods, access to listings and handover of existing reservations when the agreement ends. A clear transition process has practical value even when the partnership is going smoothly.
With Hostions, there is no minimum partnership term or exit penalty. Platforms pay proceeds directly into your account, and the management fee is settled collectively at the close of each calendar month.
Request an anonymised sample monthly report before deciding, so you can see whether deductions are explained clearly. Also check who answers financial questions and within what agreed timeframe, because the ability to verify charges is part of service quality.
Tax and declaration obligations should be clarified separately using official AADE guidance and your own circumstances. Bring the same question list for every prospective partner to the first discussion.
