Popularity is not investment return
Many overnight stays in a region indicate the scale of activity and seasonality rather than each owner's earnings. By themselves, they do not reveal purchase costs, occupancy for a particular apartment or operating expenses.
Eurostat publishes data on nights booked through platforms, with analysis of the broad regions defined by the European NUTS 2 classification. This geographical scale is useful for a broad demand picture, but insufficient for comparing two streets or different property types.
Define exactly what you are comparing first
Choose a common property type, equivalent capacity, similar condition and the same observation period. If comparing a city apartment with a seasonal home, explicitly record the different operating season and service needs.
Use at least one complete annual cycle and separate actual records from forecasts. Note the source, collection date, sample size and exclusions so an older observation does not appear to be a present certainty.
Gather the right financial information
For the investment, include the purchase price, transaction costs, renovation, furnishing and initial reserve. For operations, include rent, commissions, management, cleaning, bills, maintenance, insurance and applicable obligations.
Advertised asking prices are not equivalent to completed transaction prices or confirmed bookings. If the latter information is unavailable, use a range of assumptions and describe uncertainty instead of presenting one number as the expected return.
A hypothetical comparison of two properties
Assume property A requires total initial capital of 200,000 euros and has an annual operating surplus of 12,000 euros. Assume property B requires 150,000 euros and has a surplus of 10,500 euros, using the same calculation approach and before financing and income tax.
The simple hypothetical ratio of surplus to initial capital is 6% for A and 7% for B. B shows a higher ratio despite the smaller annual amount, but the example is neither a complete investment valuation nor an actual estimate for a Greek area.
Next examine what happens if fewer nights sell or a major repair is needed. Also check how many months the reserve can cover while payments continue and bookings decline.
Check operating eligibility before scoring
Financial comparison has no value if the particular property cannot operate as assumed. Check area restrictions, property use, the current framework and registration obligations with the appropriate professionals before committing capital.
AADE publishes clarifications about the register and registration restrictions. The presence or absence of an older listing should not be treated as sufficient proof for your own future use.
Rank only what you know
Separate the final assessment into financial result, capital requirements, operating difficulty and evidence quality. A property with a higher estimated return but weak data may need more research before it can be compared on equal terms.
Bring specific options and their available assumptions to the initial assessment. For the operating budget, review the management fees and request a written quotation, so the comparison rests on an actual service scope and avoids arbitrary lists of “best cities”.
