Improve your Airbnb listing with a clear picture of the property

Guests need to understand what they will find before messaging you. Prioritise an accurate title, photographs and description, without guarantees of more reservations.

At Hostions, we treat the listing as a guide to choosing a stay. Good presentation helps the right guest decide and reduces expectations the property cannot meet.

Start with an inventory, rather than adjectives

Walk through the apartment with the existing description in hand. Note which spaces are private, where each person sleeps, whether stairs are required and which amenities work. Also check photographs for furniture or equipment that has been replaced.

A phrase such as “comfortable for the whole group” leaves much unanswered. “Two separate bedrooms and a sofa that converts into a bed in the living room” lets guests assess the layout.

Clearly state when access to a bathroom passes through another room or when a space is shared.

Give the title one specific job

In our hypothetical example, “Wonderful apartment for unforgettable holidays” becomes “Bright home with a balcony and desk”. The second title describes features that can be confirmed in the images.

Airbnb recommends short titles with essential information first, because long titles are truncated on smaller screens. It also advises against excessive symbols and emoji. Check the official title guidelines before finalising your wording.

Organise photographs that answer questions

Choose a representative space for the first photograph, rather than a detail that could belong to any home. Then show the living room, bedrooms, kitchen, bathroom and outdoor areas in an order that explains the layout.

Add captions where an image is not enough: which bed opens out, whether the terrace is shared or how to reach the entrance. Airbnb recommends showing the spaces guests can access and providing room-by-room information in its effective listing guide.

Make the description useful for everyday needs

Divide the text into short sections: accommodation, sleeping, access, neighbourhood and points requiring attention. Describe how an amenity can actually be used. For example, a proper desk and chair differ from a dining table presented as a workspace.

Do not hide limitations at the end. Street noise, the absence of a lift or a seasonal outdoor area affect the choice. An honest clarification protects the relationship with the guest more than an impressive promise.

Checks before saving

  • Do capacity, beds and photographs agree?
  • Are private and shared spaces described correctly?
  • Are all listed amenities working and available?
  • Are access, stairs and significant limitations explained?
  • Is the opening paragraph easy to read on a phone?

Keep the previous version and the change date. Track which questions recur in subsequent conversations. If guests still ask where the second bed is, the new presentation needs correction even if it looks attractive.
