Improving a Vrbo listing with information that helps guests choose

Show the layout, amenities and access clearly. Accurate information and suitable photographs help more than repeated keywords and ranking promises.

Consider a hypothetical house with two bedrooms, a terrace and parking. Improvements should help the guest decide whether this particular combination suits their trip.

Give the title a clear feature

“The perfect house for the best holiday” does not explain what is offered. A title such as “House with a terrace and parking space” describes verifiable features, provided the space exists and is actually available to the guest.

Vrbo sets specific limits for titles and descriptions in its listing guidelines. Check acceptance in the current editor rather than copying a longer title unchanged from another channel.

Use the space in each field for information worth reading.

Make sleeping arrangements easy to understand

Describe each bedroom and each additional sleeping space separately. Do not present the living-room sofa as an independent room. If terrace access passes through a bedroom, explain this because it affects privacy.

Also distinguish internal floor area from outdoor spaces and shared building areas. Phrases such as “large garden” require clarification when several properties share the garden.

Choose images with practical value

Create a sequence that shows the main space first and then the rest of the stay. Include clear images of beds, bathroom and kitchen rather than many variations of the same angle.

Add the entrance and parking when they help guests understand access.

Vrbo's official photo guidelines specify a minimum number of images and technical requirements, and exclude blurred images and graphics over photographs, among other things. Check rejected images too: uploading a file does not establish that it was published.

Explain how amenities actually work

The parking space may be tight for a large vehicle. Terrace access may involve a step. Heating may come from air-conditioning units rather than a central system. Such information helps more than a string of general descriptions.

Check amenity fields alongside the description and images. If an important amenity stops working, updates need coordination. If you use property management software (PMS), Vrbo requires content updates through the management system under its listing guidelines.

Practical checks before the next booking period

  • A title describing a real feature of the home.
  • Consistent capacity, bedrooms and sleeping spaces.
  • Published images matching the current condition.
  • Clear limitations on access, parking and shared areas.
  • Updated amenities and a responsible person for every change.
  • A check of the final price and availability for actual dates.

Record the change date and examine whether repeated questions decrease. Track bookings and enquiries without attributing every change solely to the wording, especially when the season or prices also change.

Hostions listing optimisation connects presentation to the actual stay experience. If the same property is offered elsewhere, also see the Airbnb and Vrbo calendar syncing guide.
