Airbnb or Booking.com? Compare how your property operates

Compare the same accommodation, on the same dates and under the same terms. Examine what remains after expenses, when you receive payment and how much daily work each channel requires.

Start with a shared scenario

Assume you offer a two-bedroom apartment for four guests. Choose a specific stay and record each platform's final price, included amenities and cancellation terms as displayed to the guest.

Do not compare a flexible offer with a non-refundable one, or different guest numbers. The comparison becomes useful when you know exactly what the guest is buying and which commitments you undertake.

Fees: read the actual breakdown

Airbnb is transitioning towards a single host service fee. Its official fee guidance includes different cases and exceptions. Check the structure applying to the particular reservation rather than reusing an old percentage from an online guide.

On Booking.com, your commission rate appears in your agreement, as explained in the partner FAQs. For your comparison, record the commission, any other charges and the amount you actually receive separately.

For your internal comparison, deduct actual channel, payment, preparation and service costs from accommodation income. Keep amounts collected for payment to third parties separate. Money deposited in your account does not automatically equal profit.

Who collects payment, and what remains due on arrival?

Booking.com introduces Payments by Booking.com in the payments section of its information for property owners. Available payout methods and timing vary by region.

Before arrival, check the individual reservation to confirm who collects payment, what has already been paid and whether anything remains to collect. A confirmed reservation does not necessarily mean the stay has been paid in full.

On Airbnb, check the earnings breakdown for the specific reservation. On both channels, assign someone to monitor payouts, refunds and outstanding amounts. Avoid sending sensitive payment information in informal messages or shared files.

Compare the work, rather than guest stereotypes

Measure how many clarifications a reservation requires, how often dates change and what support is needed on arrival. Observations from your own property are more useful than a claim that one platform always brings “better” guests.

Keep presentation, rules and entry procedures consistent everywhere. Hostions guest communication can be organised around shared basic information, adapted to each reservation's details.

Checklist before opening a second channel

  • Same property, capacity and actual amenities.
  • Equivalent comparison of final amounts and cancellation terms.
  • Confirmed collection method and responsible reviewer.
  • A clear maintenance and personal-use calendar.
  • Tested availability updates between channels.
  • Assessment of net results and working time per reservation.

If you choose to list on both platforms, you will need to coordinate more tasks. First review channel management, then decide whether the additional channel fits your available team and operating model.
